Adsense Flipping

Just heard this term as I was reading somewhere about a guy who make huge sums of money by flipping AdSense sites. Does any of you have any idea what is Google AdSense websites flipping and how it can be used for making money or profits.

Basically, flipping adsense website is when you create a website. And optimize it to earn money with adsense. You could wait for three months after earning some cash from adsense before flipping in order to show proofs of earning. Afterwards, you can sell the site off by multiplying the site's monthly revenue by 10 - 20 or more. That is if you are making $10 per month. Then you can sell for $10 x 10 = $100.

This is first time when I heard about 'Adsense Flipping'.
Is it good to Sale out your Adsense earning site (Golden Goose)?
